Our Architectural Services are structured into three key phases: Schematic Design, Design Development, and Construction Documents.
In the Schematic Design phase, we develop initial design concepts based on your ideas and project requirements. This includes analyzing the site, and spatial layouts, and defining the overall vision through sketches and preliminary drawings. Our goal is to establish a clear and cohesive design direction that balances function and aesthetics. By the end of this phase, we finalize a preliminary site plan and floor plans, define exterior elevations, and select key materials. We also work with a trusted contractor to obtain a cost estimate, ensuring the design aligns with your budget before proceeding.
Schematic Design
During the Design Development phase, we transform the approved schematic design into comprehensive, detailed plans—including floor plans, elevations, sections, a 3D model, and renderings. We also select and coordinate essential building systems, such as mechanical and structural components, to ensure seamless integration with the overall design. These documents then serve as the basis for submitting applications for permits, zoning, and HOA approvals. While the permit process is underway, we begin designing interior elements such as cabinetry, ceiling treatments, and finishes. By the end of this phase, the design is significantly developed, featuring refined plans and elevations, and we provide an updated construction budget from a contractor to ensure alignment before moving forward.
Design development
During the Construction Documents phase, we refine the interior architectural details, finalize selections for hardware, fixtures, and finishes, and develop a comprehensive set of drawings and specifications for construction. These documents—including plans, elevations, sections, and technical details—are created in close collaboration with our consultants to ensure a fully coordinated design where every detail contributes to a cohesive and well-executed project. Once approved, these finalized documents are provided to your builder or multiple contractors for bidding.

Bidding - During the bidding phase, we carefully review the project estimate, often provided by a pre-qualified builder engaged early in the design process. If you prefer competitive bidding, we recommend suitable contractors or consider builders you suggest. We compare and analyze the bids, arrange interviews, and discuss each contractor's process, staffing, invoicing, and timetable with you.
Construction Administration - During construction, we visit the site to monitor quality, offer suggestions, and make minor design refinements as needed. We answer contractor questions, review subcontractor shop drawings, and hold key site meetings before major milestones like pouring concrete or installing plaster. These steps help ensure the house is built according to the approved plan.
Interior Design - Our interior design services transform spaces into functional and visually captivating environments tailored to your lifestyle. We collaborate closely with you to understand your needs and preferences, crafting design concepts that align with your vision. From selecting furnishings, colors, and materials to managing the entire implementation process, we ensure that every detail is executed to perfection, delivering a space that reflects your style while staying within budget and timelines.
